What package is for my home?

If your house has 2 or more bedrooms, has a garden and a pool, you definitively need the Premium package. That way La Manzanilla Homes can assure that your home is getting the proper care.

If your house is a 1 or 2 bedroom but doesn’t have a garden nor pool and has no bigger problem, then the basic package is very lickely enough.

And if your house is small (1 bedroom), no garden, no pool and not too far from La Manzanilla’s downtown, an economic package will be enough for your home to be in good conditions.

Description

We are an agency dedicated to the Administration, Rental and Management of vacation homes in La Manzanilla, Jalisco, Mexico with 10 years of experience. We have a specialized team that allows us to work efficiently and assures that homeowners and investors are kept informed and up to date. We work with a human and systematized administrative model using formats that allows us to have access to the information from each home periodically, performing a weekly supervision. Every month a specific format is used to condense the necessary information to report the actual state of the home; in case of an imperfection, the issue will be reflected on the mentioned format and on a second one where the detailed circumstances of the problem are specified. This last format is transferred to the head of maintenance who performs an inspection to determine the origin of the problem, possible solutions and the estimate costs depending on the needs of the home, the owners and the season (high or low season).

The weekly supervision also serves to guarantee the efficient and continual work executed by the personnel in charge of cleaning, pool maintenance, gardening, etc.; this way we are aware of the responsibilities and work done by each of the members, knowing that the team does know how to do their job, but there might be possible deficiencies that must be corrected.

Direct employees of the company perform all the basic maintenance in terms of plumbing and electricity. Any remodeling and/or renovation work that requires a larger team or specialized personnel, as well as a cost over $750 PESOS (60 USD Approx.) is done by subcontracts with previous authorization by homeowners. This assignment is supervised daily to assure its continuity and accomplishment, at the same time ensuring the security of the home, making sure it is properly closed an secured at the end of the day. For this last task, a Supervision Format is used available for the homeowners, where it clearly states the cost of material, the workers labor, what is done and how much time was needed to finish reparation/renovation.
