PROPERTY MANAGEMENT

Perhaps the biggest concern of absentee home owners is worrying about the status of their beautiful winter homes in La Manzanilla during the six or so months they’re not in residence. If you own a home, you know that stuff goes wrong and it’s most likely to happen when you’re not there. La Manzanilla Homes puts your mind at ease.

The wide range of services La Manzanilla Homes provides for satisfied property owners includes: checking the condition of your home inside and out at least once a week (more frequently as needed during storm season), paying bills in your absence, supervising your housekeeper and gardener, and much more.

Most importantly, you can expect complete and detailed accountability monthly and personal communication when required. Our standard Property Management services are listed in the chart below. In addition, we’ll be happy to tailor a property management program specifically to your needs.

The basic home-management includes:
  • Payment of regular bills like electricity, phone, housekeeper, gardener,     property taxes (in La Huerta) and insurance (in Manzanillo) from your funds.

  • Supervision of housekeepers and gardeners.

  • Weekly inspection of your property.

  • Additional home inspection and report after heavy storms, earthquakes etc.

  • Detailled accounting of all expenses incurred.

  • Reports by e-mail once a month on your home and accounting.
  • FEE: Your cost for this complete peace of mind is just $1150 pesos MN per month (includes value added tax).

    The following Property Management options also are available to you from La Manzanilla Homes. Please note that some of these additional services, marked with an asterisk (*), include labor and management costs. Fees for some services, however, depend on the individual job and the materials required. In these instances, we will contact you for approval prior to initiating the work.

    RENTAL MANAGEMENT

If you can’t be in La Manzanilla as often as you’d like, renting your property is an ideal way to earn additional income and cover your maintenance costs. You can count on us to handle all facets of your rental and to treat your guests with professionalism and courtesy.

    One of the benefits of using our Rental Management service is maximum exposure for your home listed among the beautiful rentals you see on this Web site. In addition, we will make your guests’ La Manzanilla vacation a positive and personal experience via as much communication as they need, greeting and familiarizing them with your residence, and collecting your rent.

    The rental management includes:
  • Advertisement on my web site www.lamanzanillahomes.com and/or other     web sites * and at chosen rental agencies in town.

  • Taking and editing of Photos for the advertisement.

  • Set up and maintain a rental calendar for your rental.

  • Showing the home to potential renters.

  • Communicate with possible clients for your rental.

  • Personal welcoming at the property for the arrival of renters and checking of     the home upon departure.

  • Availability as a contact person to the renters during their stay.

  • Keep you informed of rental actions.

  • Provide statements of rental transactions.

  • Assistance on registering your rental business as well as assistance on getting     a permit from Immigration (extra charge, see services).

  • Payment of your rental income taxes from your funds with your accountant.

  • Developing a welcome folder with information on the home, the village,     restaurants, activities and other necessary information for your renters.
  • Other services are readily available to meet your personal rental needs. Please inquire.

    FEE:

    This hassle-free way to assure the integrity of your rental is only a 20% commission of total rental income. (Note: For additional exposure, I share 50% of my commissions for referrals from other agents.)
